----bad plumbing, poorly constructed drains: roof and gardens to accomodate heavy rainfalls,faulty electrical wires, or other items that can affect the well being of tenant
----modifications to an otherwise suitable property are made to make it adult or child safe.
- 3. Who is responsible to draft the legal contract or tenancy agreement?
- We are proactive in working with the professionals representing the owner to secure fair terms for you.
- 4. Can I operate a business from a rented apartment or house?
- Yes, Signs or signboards are normally not allowed.
- 5. What documents do I need prior to legally confirming my Singapore home?
- It is legally not possible to sign a lease prior to receiving approval from Singapore Immigration authorities that your employment pass or work permit has been granted.
- 6. Why do Singapore owners perfer a company lease?
- Less financial risk and personal stress in dealing with problems caused by tenants--as it is perceived that a company has a longer corporate life than the period of the normal tenant\\\'s lease.
- 7. Is it possible to sign a personal lease?
- Yes, More and more the norm for MNC firms is the requirement that current leases when renewed be in the name of the employee.
- 8. Can I sublet?
- Normally it not allowed. However by extra effort, it is possible.
- 9. Can a lease be transferred or extended for another tenant to assume my contractual obligation?
- Yes, This takes extra work and planning to make possible.
- 10. What are the costs a tenent is expected to pay?
- Yes,
(a) Government tax(stamp fee)to legalize tenancy agreement
(b) Utilities such as: cable,telephone,garbage,sewer,water, electricity, annual television licence(tax)
(c) Expenses for: air conditioning, pool, garden, pest control are often paid by our clients as part of the give and take in establishing the rental amount
(d) One month rental is paid in advance and between 1-3 months rental deposit is paid on or before contract signing. Interest is not paid on deposit funds. Quality owners repay deposit within a week of handing back the property damage free.
(e) Sometimes it is wise to pay for special leasehold improvements/ renovations of a minor nature.
